Why Chimney Stacks Cause So Many Roof Leaks
Chimney stacks are one of the most exposed parts of a West London roof. They take wind, rain, frost and heat from every direction, while also sitting at a difficult roof junction where tiles, slates, leadwork and brickwork all meet.
In Fulham terraces, converted flats and older Hammersmith properties, a small chimney fault can show up indoors as staining on a chimney breast, damp patches near a party wall, loose plaster or a leak that only appears during heavy rain.
Common Chimney Stack Problems
Failed Pointing
Mortar joints weather over time. Once the pointing becomes soft, cracked or missing, rain can soak into the stack and track down through brickwork.
Loose or Damaged Lead Flashing
The lead around a chimney needs proper laps, secure chase joints and sound soakers. If it lifts, splits or pulls away from the brickwork, water can get behind the roof covering.
Cracked Flaunching
The cement around chimney pots is called flaunching. When it cracks, water can collect around the pots and gradually work into the stack.
Unused Chimneys
A chimney that is no longer in regular use can still cause damp if it is uncapped, poorly ventilated or allowing rain straight down the flue.
Signs You Should Arrange an Inspection
Watch for damp patches around chimney breasts, brown ceiling stains near the stack, visible plant growth from mortar joints, leaning pots, missing cowls, loose leadwork or debris in gutters after windy weather.
Do not climb onto the roof to check. Chimney repairs need safe access, and walking around old slates or tiles can create extra damage.
Repair Options
A sound stack may only need repointing, new lead chase pointing, replacement cowls or local flaunching repairs. More tired stacks may need partial rebuilding, new leadwork, pot replacement or proper weatherproofing around the full junction.
The important point is to treat the stack and the roof detail together. Repointing brickwork while ignoring failed flashing will not solve the leak, and sealing leadwork while the stack is saturated may only hide the problem briefly.
